The typical Coral Gables home was worth $1,571,133 in September, the highest figure on record for the city. That is up 8.3% from $1,450,577 a year earlier. The numbers come from the Zillow Home Value Index, released for September last month.
Across Miami-Dade County, the typical value rose just 0.6% over the same year, to $523,240.
Coral Gables’ rise was the ninth-fastest among the 555 Florida cities Zillow tracks. Almost half of them, 262, lost value over the year.
A slide, then 12 straight gains
The record follows a dip. Coral Gables values peaked at $1,494,630 in November 2024, then fell for 10 months in a row. They bottomed at $1,450,577 in September 2025.
Since then the index has risen every month. The pace has picked up since spring:
- $1,509,339 in May
- $1,519,844 in June
- $1,535,907 in July
- $1,554,626 in August
- $1,571,133 in September
The index added $51,289 in the three months from June to September. That is more than twice the $23,291 it added from March to June.
Two years ago, in September 2024, the figure was $1,485,179.
How the neighbors compare
The other high-end communities nearby rose at a similar pace. Most of the county did not.

Rents rose more slowly
The typical asking rent in Coral Gables was $3,345 in September, according to the Zillow Observed Rent Index. That is up 3.2% from $3,241 a year earlier, well under half the rise in home values.
What it means for you
- If you own: a higher market value feeds into the Property Appraiser’s Jan. 1 assessment. If the home is your homesteaded main residence, Florida caps the yearly rise in its assessed value, so the market gain does not pass straight into your tax bill. Our property taxes page explains the cap.
- If you are buying: the typical home now costs about three times the county figure, and the gap widened this year.
- If you are selling: the index measures the middle third of homes, not your street. For a single property, recorded sales are the better guide; see our real estate transfers.
About these numbers
The Zillow Home Value Index is a modeled estimate for the middle third of homes, including single-family homes and condos. It is smoothed and seasonally adjusted. It is not a median sale price and not an appraisal. Zillow revises earlier months as new sales are recorded, so its August figure is now $1,554,626, slightly lower than when we first reported it.
